Texas land and ranch sales have been skyrocketing since March of 2020

According to data from the Texas A&M University Real Estate Research Center, over half a million acres of rural Texas land traded hands last year, hitting a record $1.69 billion for the market. This growth is expected to continue for the year, as more landowners seek safe investments and country getaways.

City-dwellers have been hit the hardest by the pandemic. Congested regions have faced the strictest lockdowns, the highest caseloads, and the most anxiety over the unknowns of the pandemic. Living in highly populated areas has less and less appeal as the pandemic ebbs and flows. As big cities become more and more connected, people are realizing that they are in danger of more disease and restrictions than those who live in small towns. According to a 2021 Bloomberg report, most of the “urban exodus” driven by the pandemic was less of an exodus and more of a shuffle. A large portion of homeowners who left the city moved to a new home within their previous region, rather than exploring new counties or crossing state lines. The trend from cities to suburbs parallels the trend our team at Legacy Broker Group has seen in the land and ranch avenue of real estate. Homeowners are becoming landowners, and landowners are becoming ranch owners. Across the board, people seem to be craving more space to grow their families, pursue their ambitions and build their futures.

Working From Home: The New Corporate Trend

Remote work has become the new normal and working from home has never been so heavily encouraged. Employees can now move up the ladder without ever leaving their homes. The need to live near the office has drastically decreased, so people are fleeing the suburbs for more interesting, safe places to raise their kids. Corporate possibilities are no longer limited by location, and 85% of managers believe that having teams with remote workers will become the new norm (TECLA). In fact, 77% of remote workers say they’re more productive when working from home - there’s less guilt about losing time with loved ones, fewer distractions from coworkers, and an increased ability to create your ideal work environment. Be honest: would you rather look out your window and see the neighboring apartment building or a wide-open landscape with rolling hills and blue skies across the horizon?

Vacations, experiences, and routine appointments took a nosedive this last year. With so little to do over the past year, many people have been saving their money and are itching to invest in a new beginning. Our team at Legacy Broker Group has been selling properties at an unsurpassed rate, and our team has had the opportunity to grow so we can stretch the Legacy brand across the state of Texas. Our business was booming in 2020, but last year’s wins are nothing compared to this year’s numbers:

  •       We did 64 transactions in the first 6 months of 2020
  •       We did 94 transactions in the first 6 months of 2021
  •       $51,000,000 in transactions for all of 2020
  •       $57,550,000 in transactions for the first 6 months of 2021

At Legacy Broker Group, our aim is to empower you to create your own legacy through land ownership. In a market where properties are selling like hotcakes and prices are skyrocketing, we’re here to ensure you can find the best place for your family, ambitions, and future to prosper.
