About Kerr County

Kerr County is ranch country on the Edwards Plateau, in the heart of the Texas Hill Country. The Guadalupe River starts here as two forks in the western hills, meets near Hunt, and runs east past Ingram to Kerrville, the county seat. Texas A&M groups the county with the Austin-Waco-Hill Country land-market region. Its 1,107 square miles of live oak, cedar and limestone sit 65 miles northwest of San Antonio, just off Interstate 10. The county fits working and hunting ranches, creek and river frontage, homesite acreage with long views, and places close enough to Kerrville for the hospital and downtown. If you want to buy land in Kerr County TX, LBG's Boerne office is just down the interstate.

The vibe

Kerr County takes its name from James Kerr, one of Stephen F. Austin's Old Three Hundred colonists and a figure in the Texas Revolution. Its story starts on the river. In 1846 Joshua D. Brown brought a small crew to the Guadalupe to cut cypress shingles at the spot where Kerrville stands today. The town was laid out after the county was organized in 1856. A year later German miller Christian Dietert and millwright Balthasar Lich built a grist and saw mill on the bluff. The Schreiner family's store, banking and ranching businesses built much of the early town, and sheep and goats once made Kerrville known as the mohair center of the world. Ranching still runs deep here, but tourism, education and health care now carry the local economy.

The land rolls and climbs between about 1,500 and 2,000 feet. It's limestone hills and cedar brakes, live oak and shin oak thickets, native grass on the flats, and tall cypress along the creeks. The county gets about 30 inches of rain a year. That's enough to keep the river and the spring-fed draws running, but most landowners still plan carefully around water. West of Hunt, Texas Parks and Wildlife runs the Kerr Wildlife Management Area at the head of the North Fork. It's a research and demonstration site where landowners can learn prescribed fire, rotational grazing and white-tailed deer management on ground much like their own. Out in the county you'll find working ranches, game-fenced hunting places, river cabins and stone homes on acreage. Kerrville and Ingram have neighborhoods, a walkable downtown above the river, and an arts scene.

Culture here comes with a fiddle and a sketchbook. The Kerrville Folk Festival started in 1972 and has run for 18 days every late spring at Quiet Valley Ranch, about nine miles south of town. Kerrville is also home to the Museum of Western Art, Schreiner University and the Texas State Arts and Crafts Fair. The river is the heart of all of it, and it deserves respect. On July 4, 2025, the Guadalupe rose more than 20 feet in less than an hour and caused catastrophic, deadly flooding across the county. It flooded again on July 16, 2026. Neighbors have rebuilt, river restoration is underway, and the county's warnings worked better the second time. Anyone looking at river or creek property here should treat floodplain maps and elevation as a first question, not a footnote.

Market snapshot

As of September 2026, Redfin put Kerrville's median sale price at about $358,000, up 10.2 percent from a year earlier. RealtyTrac showed a median sold price of about $355,300 for the 78028 ZIP code in September 2026, down 3.45 percent from a year earlier. In October 2026, Resideline reported a median closing price of $355,500 and $205 per square foot across 195 Kerrville sales over six months. Homes take time to sell: Movoto reported Kerrville listings spent a median of 114 days on the market in July 2026. Those are in-town numbers. Rural homes on acreage are priced on their own terms.

For land, the Texas Real Estate Research Center reports the Austin-Waco-Hill Country region reached a record median of $8,040 per acre in the second quarter of 2026, up 8.63 percent year over year. Regional sales rose 2.61 percent to 1,062. That regional figure is weighted toward big tracts of about 200 acres. Kerr County's smaller Hill Country tracts ask far more per acre. As of October 2026, Land.com showed a median asking price of $31,657 per acre across Kerr County listings, with a median tract size of 20 acres. Live water, views, road frontage, improvements and elevation above the floodplain still drive price more than any average. If you want to buy ranch in Kerr County TX, judge each place on its own water and access.

Kerrville is the county's hub for services. It has Schreiner University, the Kerrville State Hospital and long-standing local companies such as James Avery Jewelry and Mooney Aviation. Public schools are run by independent school districts that vary by address, so check the Texas Education Agency's ratings for any property you're considering. Kerrville-Schreiner Park is a large city park on the upper Guadalupe with camping. The Kerrville River Trail runs along the river through town, though parts were closed after the July 2026 flood. The Kerr Wildlife Management Area west of Hunt on FM 1340 offers driving and birding routes, plus drawn public hunts for deer and turkey. Fredericksburg, the Gillespie County seat, is a short drive north on State Highway 16.

Kerr County FAQs

Where is Kerr County, Texas, and what is the county seat?

Kerr County is on the Edwards Plateau in the Texas Hill Country, at the headwaters of the Guadalupe River. Kerrville is the county seat and largest city. Ingram is the only other incorporated town.

How far is Kerr County from San Antonio?

Kerr County is about 65 miles northwest of San Antonio, just off Interstate 10. Ingram is 72 miles from San Antonio, and Hunt is 12 miles west of Kerrville.

What should I check before I buy ranch in Kerr County TX?

Start with water: wells, springs, creek or river frontage, and where the property sits relative to the Guadalupe floodplain. Then check road access, fencing, wildlife or agricultural tax valuation, and any deed restrictions. A survey and a walk of the whole place should come before any offer.

What kinds of property do people find when they look to buy land in Kerr County TX?

You'll see small homesite tracts near Kerrville and Ingram, hunting and recreational ranches, game-fenced properties, and acreage with creek or river frontage. Larger working ranches are mostly out in the western and southern parts of the county.

How did the 2025 and 2026 floods affect property along the Guadalupe River?

The July 4, 2025 flood caused catastrophic, deadly damage along the river through Hunt, Ingram and Kerrville, and the river flooded again on July 16, 2026. Rebuilding and riverbank restoration are underway. Buyers should review FEMA flood maps, elevation and the flood history of any riverside property.

Is there public hunting land in Kerr County?

Yes. Texas Parks and Wildlife runs the Kerr Wildlife Management Area west of Hunt, and hunting there is only by drawn permit. The area also hosts seminars on habitat and deer management for private landowners.

What is the Kerrville Folk Festival?

It's a songwriter festival that has run since 1972. It lasts 18 days every late spring at Quiet Valley Ranch, about nine miles south of Kerrville. It's one of the longest-running acoustic music events in the country.

How are rural land values trending in the Hill Country region?

The Texas Real Estate Research Center reported that the Austin-Waco-Hill Country region set a new record median price per acre in the second quarter of 2026, and the number of sales was up from a year earlier. Kerr County's smaller tracts with water and views usually trade well above the regional median per acre.

How do I sell my land in Kerr County TX?

Start with a pricing opinion based on recent sales of similar Hill Country tracts, and pull together your survey, well records and tax valuation history. Good photos and a clear map of water and access matter a lot to rural buyers.

Should I use a ranch broker in Kerr County TX or a regular residential agent?

Ranch property has its own questions, like water rights, wildlife exemptions, game fencing, easements and floodplain, and a regular residential agent may not handle those every day. A land broker in Kerr County TX who works acreage regularly can price and market those details properly. LBG's Land & Ranch division serves Kerr County from its Boerne office.

When is the right time to sell my ranch Kerr County TX?

Hill Country land usually shows best in spring, when the grass is green and the creeks are running. Hunting buyers often shop ahead of deer season. Your own timing, plus how prepared the property is, matters more than the calendar.
