About Burnet County

Burnet County is a Hill Country county northwest of Austin, part of the Austin-Waco-Hill Country land-market region tracked by Texas A&M. It also holds the heart of the Highland Lakes. Say it BURN-it, with the stress on the first syllable, the way David G. Burnet, the Republic of Texas's first provisional president, said his name. The county runs from pink-granite lake country around Marble Falls and Lake LBJ to rolling oak-and-cedar ranchland around Burnet and Bertram. It suits buyers who want a working ranch, a recreational or hunting tract, a small acreage homesite within reach of Austin, or land near the water. If you're looking to buy land in Burnet County TX, LBG's Land & Ranch team works this ground from our Horseshoe Bay – Highland Lakes office.

Living in Burnet County

The vibe

Burnet County has been cattle and farm country since before the Civil War, and it still feels that way once you leave the highways. The county was founded in 1852 and organized in 1854. By 1890 it was running more than 40,000 head of cattle and nearly 59,000 sheep. A lot of the land around Burnet, Bertram and the north end of the county still runs livestock behind limestone-and-cedar fence lines. The county seat calls itself the Bluebonnet Capital of Texas and holds its Bluebonnet Festival every April, when the roadsides turn blue.

The land changes as you head south and west. Around Marble Falls and the lakes, pink granite pushes up through the soil and the shoreline. Granite Mountain, just west of Marble Falls, gave Texas the stone for its State Capitol in the 1880s and is still quarried today. To the east, the country around Bertram rises into the Balcones Canyonlands, where some rural acreage subdivisions back up to the national wildlife refuge. Homes run from ranch houses on acreage and newer builds near town to lake houses on the Highland Lakes chain.

The pace is small-town Texas, with Austin about an hour away. The county has grown steadily, from 49,130 people at the 2020 census to an estimated 57,015 in 2025. It still has plenty of open country. Life here centers on the lakes, the state parks, Friday nights in town and pie at the Blue Bonnet Cafe in Marble Falls.

Market snapshot

As of October 2026, the regional land market is strong. The Texas Real Estate Research Center's Second Quarter 2026 report, released in August, put the Austin-Waco-Hill Country region at a record $8,040 per acre, up 8.63 percent year over year. The typical tract was about 199 acres. That figure is a moving median for larger rural tracts, so it runs well below what smaller Burnet County acreage asks. Land.com listing data, checked in October 2026, showed a median asking price of about $26,619 per acre and a median of 160 days on market. Smaller homesite tracts and land near the lakes generally carry higher per-acre prices than large ranches. Asking prices are not closed sales, and what a given tract is worth depends on water, frontage, roads, improvements and restrictions.

The home market has cooled and favors buyers. Orchard's figures for the 30 days before late October 2026 showed a median sale price of $380,000 across Burnet County, down 20.1 percent from a year earlier. Homes sold for a median of $223.92 per square foot and took a median of 97 days to sell, up from 76. There were about 17 months of supply. Within the city of Burnet, Redfin reported a September 2026 median sale price of $307,354, up 2.6 percent year over year. Whether you are buying or getting ready to sell a ranch, those longer selling times make careful pricing and real local knowledge worth more than usual.

Lake Buchanan and Buchanan Dam, Lake LBJ and Lake Marble Falls round out the water, and Balcones Canyonlands National Wildlife Refuge is close by. Burnet County FAQs

Where is Burnet County, Texas, and what region is it in?

Burnet County is in the Texas Hill Country northwest of Austin, with the city of Burnet as its county seat. Texas A&M's Real Estate Research Center puts it in the Austin-Waco-Hill Country land-market region, and it sits at the center of the Highland Lakes.

What should I know before I buy land in Burnet County TX?

Look closely at water, road access, deed restrictions and whether the tract carries an agricultural valuation, because those drive value more than the price per acre does. Land near the lakes, along the main highway corridors and in smaller homesite tracts usually prices quite differently from large ranchland in the north and east of the county.

Is it a good time to buy a ranch in Burnet County, TX?

Regional rural land prices hit a record in 2026. At the same time, county listings are taking months to sell, which gives buyers room to negotiate on the right property. A local ranch broker can help you tell a well-priced tract from one that is still priced at peak-era levels.

Can I buy a farm in Burnet County TX, or is it mostly ranchland?

Most of the county is grazing and recreational land, but farm and agricultural listings do come up regularly, especially around Burnet, Bertram and the Lampasas side. Soil, water and existing ag use vary a lot from tract to tract, so walk the property before you make an offer.

How far is Burnet County from Austin and San Antonio?

Marble Falls is about 50 miles northwest of Austin via US 281, roughly an hour's drive, and about 85 miles north of San Antonio. The city of Burnet is roughly 60 miles northwest of Austin.

What lakes are in Burnet County?

The county takes in parts of the Highland Lakes chain on the Colorado River, including Lake Buchanan, Inks Lake, Lake LBJ and Lake Marble Falls. Inks Lake usually holds a steadier level than the larger lakes, so recreation there tends to continue through dry spells.

What state parks are near Burnet?

Inks Lake State Park is about nine miles west of Burnet, and Longhorn Cavern State Park is just down Park Road 4. Both have stonework and roads built by the Civilian Conservation Corps in the 1930s.

What school districts serve Burnet County?

Burnet Consolidated ISD serves Burnet, Bertram and the surrounding area, and Marble Falls ISD serves the southern part of the county. Check the Texas Education Agency for current campus ratings and confirm district boundaries for any specific property.

I want to sell my land in Burnet County TX. How long will it take?

Recent county land listings have shown median market times of several months, so plan for a longer timeline than during the peak years. Pricing it right from day one and marketing it well to the right buyers shorten that more than anything else.

Why work with a land broker in Burnet County TX instead of a general agent?

Rural property involves water rights, wells, easements, ag valuations and wildlife considerations that rarely come up in a neighborhood home sale. A broker who works land every day knows how to price and present those features to serious buyers.

What is Burnet County known for?

It is known for the Highland Lakes, the bluebonnets around Burnet, and the pink granite of Granite Mountain, which supplied the Texas State Capitol. Ranching heritage, Longhorn Cavern and the Blue Bonnet Cafe in Marble Falls are part of the story too.
