About Menard County

Menard County sits on the northern edge of the Edwards Plateau, where the Texas Hill Country gives way to West Texas ranch country. It covers 902 square miles, the spring-fed San Saba River runs through it from west to east, and the brief places it in Texas A&M's Austin-Waco-Hill Country land-market region. The 2020 census counted 1,962 people in the whole county. Most of them live in or around the county seat of Menard, where U.S. 83 and U.S. 190 cross. Land here suits buyers looking for working ranch country, hunting acreage, a stretch of San Saba River frontage, or a rural homesite with room around it and a short drive to town. LBG's Land & Ranch team serves Menard County from our Horseshoe Bay – Highland Lakes office.

The vibe

Few places in Texas carry their history as openly as Menard County. In April 1757 Spain built Presidio San Luis de las Amarillas on the north bank of the San Saba River, about a mile from today's town, to support the Santa Cruz de San Sabá Mission. It became the largest presidio in Texas. The partly rebuilt walls still stand at the Presidio de San Saba historic site, and settlers later hauled off stones from the original fort to build Menard's downtown. The town was laid out as Menardville in 1858. Around 1910 it took the shorter name Menard at the request of railroad officials who were planning a line through town. The old Santa Fe depot is now the Menardville Museum. West of town, Fort McKavett guarded the frontier from 1852 to 1883. General William T. Sherman called it the prettiest post in Texas, and it is now a state historic site kept by the Texas Historical Commission.

The land is open, rolling Edwards Plateau country. Elevations run from about 1,200 to 2,000 feet. You'll see rangeland and live-oak brush, pecan groves in the river bottoms, and creeks feeding the San Saba. Ranch listings regularly mention live oaks, creek frontage, productive bottomland and plenty of wildlife, from native whitetail to exotics like axis and blackbuck. Homes are mostly ranch headquarters, country houses on acreage, and modest places in and around Menard.

Life moves at a ranch-country pace. The county has only about 2.2 people per square mile, and its economy has long rested on ranching and oil. Plenty of land buyers in the Hill Country want that kind of room and quiet, and Menard County has a lot of it.

Market snapshot

As of October 2026, the Menard County land market is mostly ranch and recreational acreage, from small tracts up to large holdings. Land.com counted about 30,813 acres listed for sale in the county. The median listing was 64.9 acres, the median asking price was $710,000, and the median asking price was $8,108 per acre. Land.com's ranch-only category showed a lower median of $6,417 per acre. LandSearch's eight current Menard County ranch listings averaged $6,950 per acre. These are asking prices, not closed sales, and they change as listings come and go. Large ranches and San Saba River frontage sit at the top of the range. Smaller tracts in gated acreage subdivisions such as Elm Springs Ranch, some of them under a shared cattle-grazing lease that keeps the agricultural valuation in place, make up the entry end.

For regional context, the Texas Real Estate Research Center at Texas A&M reported that rural land in the Austin-Waco-Hill Country region hit a record median of $8,040 per acre in the second quarter of 2026, up 8.63 percent from a year earlier. Demand for recreational land and homesites drove the gain. The typical tract in that region was 199 acres. Statewide, the median was $5,218 per acre, roughly flat from the quarter before. We couldn't find a published days-on-market figure or a home price per square foot for Menard County. Even so, ranches with good water, good access and good habitat tend to draw steady interest from Hill Country buyers.
