The vibe
Land here has always made money. Rose growers learned early that the sandy, acidic soil and mild climate were ideal for roses. By 1957 the county had more than 2,700 acres of rose fields, and Tyler took the name Rose Capital of America. The first Tyler Rose Festival was held in 1933, and the Texas Rose Festival still fills the Tyler Rose Garden every October. The county was organized in 1846 and named for General James Smith, a veteran of the Texas Revolution. Tyler was named for President John Tyler, who pushed for Texas annexation.
Once you leave Loop 323, the county opens into rolling red-dirt country. Farm-to-market roads wind past hay meadows, stock ponds, pine stands and creek bottoms that drain toward the Sabine and Neches rivers. Rural property here is usually a homestead with a barn, a fenced pasture and a tree line. Near the lakes and around Hideaway you'll find lake-community lots. Smaller towns like Lindale, Whitehouse, Bullard, Troup, Arp, Winona and Overton each keep their own main street and their own rhythm.
Daily life moves at an East Texas pace. Mornings on the tractor and evenings on the porch are normal, and you're never far from a hospital, a feed store or a college ballgame. Health care, education, manufacturing and an oil-field heritage support the local economy. That keeps the county busy without making it feel hurried.
Market snapshot
As of September 2026, the best local read on homes comes from Tyler, the county's largest city. Movoto reported a median sale price of $345,900 for September 2026. Homes averaged 82 days on market, compared with 80 a year earlier, and Dynamic.re put the typical price at about $177 per square foot. The Texas Real Estate Research Center's July 2026 report for the Tyler metro area showed a median price of $319,950, down 3.05 percent from a year earlier. Redfin's mid-year review counted about 6.5 months of supply. Those numbers point to a market where buyers have time to look and room to negotiate.
For land, the Texas Real Estate Research Center's second-quarter 2026 report, published in August 2026, put the Northeast Texas region at a median of $8,604 per acre. That's down 5.96 percent from a year earlier, with a typical tract of 119 acres. The figure covers larger rural tracts across the whole region, not just Smith County. Asking prices inside the county run well above it because many listings are small tracts near Tyler, and Land.com's current Smith County listings show a median asking price of roughly $20,000 to $22,000 per acre. We couldn't find a reliable published days-on-market figure for Smith County land. The regional report does say prices are easing from their 2025 peak while dollar volume declines, so getting a solid valuation before you make an offer matters.
