The vibe
Wilson County feels like San Antonio's back pasture. The land is gently rolling coastal plain, roughly 300 to 600 feet above sea level. The San Antonio River drains the western side and Cibolo and Ecleto creeks drain the east, so pecan bottoms and creek timber break up open pasture and cropland. Early growers found the sandy soil suited peanuts, and the county has long raised grain sorghum, corn, melons, cotton, pecans and beef cattle. Driving the farm roads you'll pass pivot fields, cattle on improved grass, brush along the draws and plenty of metal barns.
The history goes deep. The Flores family, Canary Island settlers, ran a ranch headquarters northwest of present-day Floresville in the eighteenth century, and the town that carries their name was founded in 1867. The Legislature created Wilson County on February 13, 1860, from parts of Bexar and Karnes counties. The Wilson County Courthouse and old jail still anchor the Floresville square, and the jail is now the Wilson County Jailhouse Museum, run by the Wilson County Historical Society. Floresville is known as the Peanut Capital of Texas. Its Peanut Festival, first held in 1938, comes back every October, and Stockdale holds a watermelon celebration each June.
Homes range from older houses on the small-town grids of Floresville, Poth and Stockdale to newer construction around La Vernia along U.S. 87, where growth has been fastest. Out in the county, the typical setting is a house and barn on acreage. The county keeps adding people: the Census Bureau puts it at about 56,139 residents in its July 2025 estimate, up 12.8 percent from the 2020 count of 49,753. Even so, it still moves at a country pace, with festivals, ball games and harvest in the calendar.
Market snapshot
As of September 2026, Zillow's Home Value Index put the typical Wilson County home value at about $395,462. That's down just 0.2 percent from a year earlier, and homes were going to pending in around 85 days. This is a patient market, not a frantic one. Buyers have time to walk a property, check the water and fences, and negotiate, while homes on acreage that are priced right still sell.
For rural land, the best published benchmark is regional, not county-level. The Texas Real Estate Research Center at Texas A&M put out its Second Quarter 2026 Rural Land Markets report in August 2026. It shows the region that includes Wilson County at a four-quarter moving median of $6,225 per acre, up 0.99 percent year over year, with a typical tract of 308 acres. Sales activity there rose 26.18 percent to 400 transactions, the fastest growth of any Texas region. Those medians come from larger rural tracts and leave out urban and suburban development land, so smaller tracts closer to San Antonio can trade quite differently. For county price per acre, price per square foot or land days on market, an LBG agent can pull current comparable sales.
