The vibe

Out here the land does most of the talking. Much of the county is level prairie crossed by hills along the creeks and rivers, and the Brady Mountains run east to west across the south. Elevations range from about 1,600 to 2,100 feet. The Concho River winds past Paint Rock toward its meeting with the Colorado, and the Colorado forms the northeast county line. With roughly 3.4 people per square mile at the 2020 census, the county is mostly working ranches and farms tied together by county roads. Most houses are ranch houses, working headquarters and hunting camps, with older houses on the grid streets of Eden and Paint Rock.

Ranching built this place. Sheep came in the 1870s, and in 1988 Concho County was the leading sheep-producing county in Texas. Eden became a wool and mohair trading town after 1925. Cattle, sheep, goats, cotton and grain still drive the local economy, and local history holds that not one farm or ranch in the county was foreclosed during the Great Depression. Frederick Ede laid out Eden in 1882, and the Eden Echo newspaper dates to 1906. Paint Rock got its permanent courthouse in 1886.

The county's most remarkable landmark is older than any of that. About a mile west of Paint Rock, a limestone bluff above the Concho River holds roughly 1,500 pictographs and petroglyphs, many credited to the Comanche. The site is listed on the National Register of Historic Places and sits on a private ranch, so you can only see it on a guided tour. Small-town life centers on the courthouse square, school sports, Eden's history museum and the Concho County Fair. The pace is unhurried, and neighbors know each other.

Market snapshot

As of October 2026, the newest Texas Real Estate Research Center report covers the second quarter of 2026. It puts the West Texas region's median rural land price at a record of about $3,008 per acre, up roughly 14 percent from a year earlier. Statewide, rural land averaged $5,218 per acre. In the first quarter, the Center had West Texas at $2,947 per acre, and it noted the region's gains may partly reflect speculation on land with data-center potential. That's a regional trend, not a Concho County one. Statewide, the Center describes a stable-to-soft market where well-priced, high-quality tracts still sell and others wait.

Asking prices in Concho County run above the regional median because the listings include many small tracts. As of October 2026, LandSearch showed 27 properties covering about 5,545 acres at an average asking price of about $4,884 per acre. Land.com's undeveloped-land listings showed a median of about $5,151 per acre on a median tract of about 137 acres. Larger ranches with Concho River frontage east of Paint Rock have been listed at roughly $3,500 to $3,900 per acre. These are asking prices, not closed sales. We couldn't find a reliable county-level figure for days on market or for home prices, so ask an LBG land agent for recent comparable sales before you make an offer.

Two public school districts serve the county. In the Texas Education Agency's 2026 A-F ratings, Eden CISD earned an 84 (B) and Paint Rock ISD an 83 (B). Water and the outdoors are the main draw. O.H. Ivie Reservoir covers about 19,149 acres where the Colorado and Concho rivers meet in Concho, Coleman and Runnels counties, and it's best known for trophy largemouth bass. The Colorado River Municipal Water District runs Concho Park Marina at Millersview, with camping, RV hookups and boat ramps, though ramp access depends on lake levels. Deer, turkey and hogs bring hunters to the county's ranches, and several high-fenced game ranches have come up for sale. For history, there are guided tours of the Paint Rock pictographs and Eden's Don Freeman Memorial Museum. Dining in the county is limited to a handful of small-town spots, and most shopping, health care and restaurants are in San Angelo.
