Val Verde County TX Land & Ranches for Sale
About Val Verde County
Val Verde County sits on the southern edge of the Edwards Plateau in Texas A&M's West Texas land-market region. It's where the Rio Grande, the Devils River and the Pecos River meet at Amistad Reservoir. Del Rio is the county seat, a border city across the river from Ciudad Acuña, Coahuila. Past town, the county opens into more than 3,200 square miles of limestone canyons, brush country and working ranches. It suits buyers looking for large ranch tracts, hunting and recreational land, homesites near Lake Amistad, or a home in Del Rio with the canyonlands close by. LBG's Land & Ranch team serves Val Verde County from our Alpine office in Far West Texas.

The vibe
The land here changes as you go. Around Del Rio it's green and spring-fed, because the town grew up around San Felipe Springs and San Felipe Creek, which once watered farms, vineyards and orchards. Head north up US 277 or west on US 90 and the country turns to caliche roads, sotol and cedar, windmills, and deep canyons cut through pale limestone. Three ecological regions meet in this county: the Edwards Plateau, the Chihuahuan Desert and the Tamaulipan brushland. That mix is why the ranch country holds so much variety in plants and wildlife, and why the Devils River is one of the clearest rivers in Texas.
Very few counties in Texas have this much history in their rocks. People have lived in the Lower Pecos Canyonlands for about 10,000 years, and the shelters along its canyons hold some of the oldest pictographs in North America. The frontier story is just as strong. Val Verde County was organized in 1885 with Del Rio as the seat. Out west in Langtry, Judge Roy Bean ran his Jersey Lilly saloon as the self-styled Law West of the Pecos. Del Rio's culture is border culture, shaped by its long tie to Ciudad Acuña. Amistad, the name of the big lake, is Spanish for friendship.
In town, homes are mostly single-family. Older established streets sit near the springs and downtown, with newer subdivisions toward the lake and the air base. Out in the county, life is lived in ranch terms: gravel roads, low-water crossings, livestock on the road, and long drives for fuel and groceries. The pace follows the weather, the hunting seasons and the lake level. The night skies are dark enough that the Devils River State Natural Area is recognized as an International Dark Sky Sanctuary.
Market snapshot
As of October 2026, the latest Texas Real Estate Research Center figures show the West Texas land region still leading the state. The regional median reached a record of about $3,008 per acre in the second quarter of 2026, up roughly 14 percent from a year earlier. The statewide figure leveled off at $5,218 per acre. In the first quarter of 2026, the Center reported 526 annualized sales in the region with a typical tract of 374 acres, and it noted that tract sizes keep getting smaller. It also said some of the regional gain may come from speculation on land with data center potential. These are region-wide medians, not Val Verde County figures. Price per acre here depends heavily on water, river or creek frontage, road access, size and how a place is set up for hunting.
On the home side, Redfin's median sale price for Del Rio in June 2026 was $229,875, down 4.4 percent from a year earlier. Resideline tracked 282 Del Rio closings in the 12 months through October 2026, with a median sale price of $240,000 and about $150 per square foot. Active listings told a slower story. In September 2026, Movoto showed a small inventory with a median list price near $388,750, about $133 per square foot, and a median of 176 days on market. Because Texas does not require sale prices to be disclosed and these samples are small, read them as a range. An LBG agent can pull current comparable sales for a specific property.

Amenities
Water is the big draw. Amistad National Recreation Area covers 57,292 acres around the reservoir, which has about 851 miles of total shoreline. It offers boating, swimming, scuba diving, camping and hunting, and is known for some of the best bass fishing in the Southwest. Marinas and ramps at Diablo East and Rough Canyon handle most lake traffic. Seminole Canyon State Park and Historic Site, about 45 miles west of Del Rio off US 90, offers guided tours of the Fate Bell Shelter, whose rock art dates back about 4,000 years. Devils River State Natural Area protects about 37,000 acres of river country north of Del Rio. Its Dan A. Hughes Unit is reached by taking US 277 north 22 miles and then ranch roads. The Del Norte Unit is at the end of a rough 22-mile gravel road, so a high-clearance vehicle is recommended. In Del Rio, Val Verde Winery has been making wine since 1883 and is the oldest continuously operating winery in Texas. The Whitehead Memorial Museum and the Laughlin Heritage Foundation Museum cover local and aviation history.
Laughlin Air Force Base, east of Del Rio, is the largest single employer in the county. A state report counted 3,290 military and civilian jobs there directly. Public schools in Del Rio are run by San Felipe Del Rio Consolidated ISD, and buyers can check current campus ratings with the Texas Education Agency. Langtry and the Judge Roy Bean Visitor Center are about 60 miles west of Del Rio on US 90. Sanderson is about 60 miles beyond that, on the road toward Big Bend country and LBG's Alpine office. Amtrak's Sunset Limited stops in Del Rio. San Antonio is the nearest major metro, and the Amistad area is about 155 miles from it.
