About Brazos County

Brazos County sits in east-central Texas between the Brazos and Navasota rivers, in the Gulf Coast-Brazos Bottom land-market region tracked by the Texas Real Estate Research Center at Texas A&M. Bryan is the county seat and College Station is home to Texas A&M University. Outside the city limits, the county is river-bottom cropland, hay meadows, post oak pasture and wooded creek bottoms. It fits buyers who want a working farm on deep alluvial soil, a cow-calf or hay operation, a recreational tract on a river or creek, or a few acres of country close to a university town, with Houston, Austin and Dallas all within a few hours' drive.

The vibe

Brazos County has two sides, and most land buyers end up living in both. The Bryan-College Station core runs on the calendar of a major university. Downtown Bryan has its restored Queen Theatre and historic blocks, and fall Saturdays fill up with Aggie football. Drive fifteen minutes in nearly any direction and that gives way to bar ditches, round bales, cattle under post oaks and gravel lanes that end at a pipe gate. The Brazos River forms the county's western border, and the county takes its name from it. The broad, flat bottomland along the river is the Brazos Bottom itself, prized for generations for its fertile soil.

The land changes as you cross the county. The northern third lies in the Blackland Prairie, with elm, oak, pecan and mesquite along the streams. The rest is Post Oak Savannah: rolling sandy uplands with post oak, walnut and pecan, and grassy openings between the woods. Soils run from heavy alluvial clay in the river bottoms to sandy loam on the ridges. The growing season is about 268 days, and between 11 and 20 percent of the county's land is considered prime farmland. You'll find center-pivot irrigated cropland near the river, Bermuda hay meadows, improved pasture and timbered creek tracts that suit hunting and quiet weekends.

The heritage runs deep. The area was part of Stephen F. Austin's second colony. The county was created in 1841 as Navasota County and renamed Brazos the next year. The railroad reached Millican in 1860, and Bryan has been the county seat since 1866. Texas A&M opened in 1876 on land the county donated, and agriculture and the university have shaped the economy ever since. Cotton dominated local farming into the early twentieth century. Today you'll see cattle, hay, corn, cotton and sorghum across the countryside.

Market snapshot

As of second-quarter 2026, the Texas Real Estate Research Center reported that the Gulf Coast-Brazos Bottom region was still trading near record levels. The median price was $11,369 per acre, up 3.05 percent year over year, with a typical tract of 139 acres and 538 annualized sales. That makes it the highest-priced rural land region in Texas, against a statewide figure of $5,218 per acre. The Center described the region as settling into a steady, high-priced equilibrium. Keep in mind that this regional figure covers larger rural tracts across a wide area that includes the Houston metro, so it doesn't price any single Brazos County property. Listing data from Land.com, checked in October 2026, showed a median asking price of about $30,000 per acre for Brazos County land. Undeveloped listings had a median of 93 days on market. Those asking prices run far above the regional sold median because many county listings are smaller tracts close to Bryan and College Station, and smaller tracts bring more per acre.

As of September 2026, Realtor.com data published by the St. Louis Fed put the College Station-Bryan metro's median listing price at $345,000, with a median of 86 days on market. That's up from 59 days in May, so homes are taking longer to sell as the year goes on. In Bryan, Resideline tracked a median sold price of $299,900 and about $182 per square foot over the six months through September 2026. For a seller, the takeaway is that well-located, well-priced acreage still moves in a firm regional market. Tracts priced off the peak years, or with floodplain, access or water questions left unanswered, are sitting longer.

Amenities

Bryan and College Station each run their own school district. Rural tracts can fall into different district boundaries, so confirm the district for any property with the district office or the appraisal district. Texas A&M University and its RELLIS campus west of Bryan anchor the economy and much of the county's cultural calendar. For dining and evenings out, people head to Downtown Bryan, Century Square and Northgate in College Station, and Messina Hof winery. Outdoors, Lake Bryan northwest of Bryan draws people for fishing, paddling, camping and its mountain bike and hiking trails. Lick Creek Park in south College Station covers roughly 500 acres of wooded trails popular with birdwatchers. Brazos Park East sits on the banks of the Brazos River. On private land, the river and creek bottoms are hunting, fishing and wildlife country.

No interstate reaches Brazos County. State Highway 6 is the main north-south route, SH 21 heads southwest toward Austin, and SH 47 runs past RELLIS on the west side. Bryan is about 100 miles from Houston, 102 from Austin and 175 from Dallas, and College Station is about five miles south of Bryan. George Bush Intercontinental Airport in Houston is roughly 100 miles away. Neighboring counties are Burleson, Grimes, Madison, Robertson and Washington, so a land search here often spills across county lines into the wider Brazos Valley.

Brazos County FAQs

What should I know before I buy land in Brazos County TX?

Start with where the tract sits. River-bottom ground along the Brazos is the most fertile land in the county but can lie in a floodplain, while the sandy Post Oak Savannah uplands drain better and carry more timber. Check flood zone, legal access, utilities, mineral and water rights, and the ag valuation status before you write an offer.

Can I buy a farm in Brazos County TX with irrigation and good soils?

Yes. Irrigated cropland does come up for sale, mostly in the bottomland near the Brazos and Little Brazos rivers, where heavy clay and silty clay loam soils suit cotton and corn. Ask for well records, pivot ownership and any existing farm leases.

Is there room to buy a ranch in Brazos County TX, or is it mostly small acreage?

Both. Small tracts close to Bryan and College Station make up a big share of listings, but larger cattle, hay and recreational properties still trade in the outer parts of the county, especially toward the river bottoms. Larger tracts are scarcer, so it pays to be ready when one comes up.

What does the land look like in Brazos County?

The northern third is Blackland Prairie with pecan, elm and mesquite along the streams. The rest is rolling Post Oak Savannah with post oak, walnut and pecan. Along the western edge you'll find the broad, flat Brazos River bottomland.

Which county is Bryan-College Station in, and how far is it from Houston and Austin?

Bryan and College Station are both in Brazos County, and Bryan is the county seat. Bryan is about 100 miles from Houston, 102 miles from Austin and 175 miles from Dallas.

What are the main agricultural uses of land in Brazos County?

Cattle, hay, corn, cotton and sorghum are the mainstays, with Bermuda hay meadows and improved pasture common across the uplands. Cotton dominated the county's farming into the early twentieth century.

Where can I fish, boat or hike in Brazos County?

Lake Bryan, northwest of Bryan, is the go-to spot for fishing, paddling, camping and trail riding. Lick Creek Park in College Station offers wooded hiking and birdwatching, and Brazos Park East sits along the Brazos River.

Is flooding a concern on Brazos River bottomland?

It can be. The fertile bottomland is the historic floodplain of the Brazos River, so check FEMA flood maps, ask about past high water and price flood insurance before you buy. Higher ground on the same property can make a big difference for a homesite.

How is the Brazos County land market doing right now?

According to the Texas Real Estate Research Center, the Gulf Coast-Brazos Bottom region is trading near record levels and has settled into a steady, high-priced pattern through mid-2026. Well-priced tracts still sell, while overpriced listings are taking longer.

How do I sell my land or ranch in Brazos County TX?

Begin with a broker's opinion of value built on recent rural sales, not old peak-year asking prices. Then gather surveys, soil maps, water and lease records, and marketing that reaches farm, ranch and recreational buyers. LBG's Land & Ranch division works as a land broker and ranch broker in Brazos County TX from our Boerne office.

What does a farm broker in Brazos County TX do differently from a residential agent?

A farm broker prices land on soils, water, access, improvements and comparable rural sales, and knows how ag valuation, minerals and existing leases affect a deal. When you're ready to sell your farm, that experience keeps the right buyers in front of you.
