Comal County TX Land & Ranches for Sale

About Comal County

Comal County lies on the eastern edge of the Edwards Plateau in the Texas Hill Country. The Texas Real Estate Research Center counts it in its South Texas land-market region, and New Braunfels is the county seat. The county has limestone hills, live oak, the Guadalupe and Comal rivers and the clear, deep water of Canyon Lake, and it sits on the Interstate 35 corridor between San Antonio and Austin. It suits buyers who want Hill Country acreage, river and lake country, or a working tract they can reach easily from two big metros. In this county of about 209,000 people, a few acres near Bulverde and a ranch out past Canyon Lake can both make sense. If you want to buy land in Comal County TX, LBG's Land & Ranch team covers the county from our Boerne office.

Living in Comal County

The vibe

Comal County still shows the German settlement it started as. In 1845 Prince Carl of Solms-Braunfels got title to land around the Comal Springs and river. The Texas Legislature then formed the county out of part of Bexar County in March 1846 and made New Braunfels the county seat. By 1850 New Braunfels was thought to be the fourth-largest city in Texas. You can see that past in the circle of Main Plaza, which has been the center of town since the 1845 survey, and in the 1898 Romanesque Revival courthouse. It also comes alive every November at Wurstfest, a ten-day celebration of the town's German heritage. Gruene, now inside the New Braunfels city limits, is home to Gruene Hall, the oldest dance hall still operating in Texas.

The county's look changes from east to west. Along I-35 and around New Braunfels it is growing fast, with new rooftops, shopping and traffic. The county grew nearly 30 percent between 2020 and 2025, according to Census estimates. Head west on FM 306, toward Canyon Lake, Spring Branch and Fischer, and the country opens up into rocky ridges, oak mottes, caliche drives and ranch gates along farm-to-market roads. Out there you'll find hilltop homesites with long views, small acreage with a house and a barn, and now and then a larger ranch with internal roads.

Life here moves around the water and the weather. The rivers fill up in summer and calm down in winter. A trip to the feed store can just as easily turn into an afternoon on the lake. Land here is in demand and gets talked about, and well-placed land for sale in Comal County TX tends to draw attention from both the San Antonio side and the Austin side.

Market snapshot

As of September 2026, Redfin put the median sale price for all home types in Comal County at about $439,000, up 9.8 percent from a year earlier. Realtor.com data published through the St. Louis Fed showed the median listing price down about 6 percent year over year that same month. In other words, closed sales held firm while asking prices eased. Homes are taking time to sell. The Comal County market report for July 2026 showed a median of 102 days on market and about 6.8 months of inventory. Orchard's rolling 30-day figures in October 2026 showed a median of about 110 days on market and a median of roughly $208 per square foot.

For rural land, the Texas Real Estate Research Center's second-quarter 2026 report puts the median price for the region at $6,225 per acre, up about 1 percent year over year. Sales rose 26 percent to 400 transactions, and the typical tract was 308 acres. Comal County's parcels run much smaller and much higher per acre than that regional figure. As of October 2026, Land.com showed a median asking price of about $55,500 per acre and a median lot size of 15 acres for acreage for sale in Comal County TX. Its undeveloped-land listings had a median of 46 days on market. Those are asking prices, not closed sales, and they swing a lot by location, water, road frontage and whether a tract has an ag valuation. That's why a broker's read on recent comparable sales matters more here than any one countywide number.

Amenities

Comal County is served mainly by Comal ISD and New Braunfels ISD. In the Texas Education Agency's 2025 accountability ratings, Comal ISD scored 87 and New Braunfels ISD scored 81. Both are B ratings, and the 2026 preliminary scores are 88 and 84. Canyon Lake is the big water. It covers 8,308 acres on the Guadalupe River about 16 miles northwest of New Braunfels, it was impounded in 1964, and Texas Parks and Wildlife lists largemouth, smallmouth and Guadalupe bass among its fish. The U.S. Army Corps of Engineers runs seven major parks on the shoreline, and Comal County manages several more. Guadalupe River State Park covers about 1,939 acres of river frontage, bluffs and trails in Comal and Kendall counties. In New Braunfels, Landa Park and the spring-fed Comal River are the heart of town.

For dining and evenings out, most people head to downtown New Braunfels around Main Plaza and to the dance hall and riverside spots in historic Gruene. Interstate 35 carries most commuters, and SH 46 and US 281 serve the western side of the county. New Braunfels is about 32 miles from San Antonio, about 48 miles from Austin and about 19 miles from San Marcos, so either metro's jobs and airports are a reasonable drive away. Rush-hour traffic on I-35 can stretch those times.

Comal County FAQs

Where is Comal County, Texas, and what is the county seat?

Comal County is on the eastern edge of the Edwards Plateau in the Texas Hill Country, along the I-35 corridor between San Antonio and Austin. New Braunfels is the county seat and the largest city.

How do I buy land in Comal County TX?

Start by deciding what the land is for, whether that's a homesite, a hobby place, a working tract or an investment. Then look closely at water, access, deed restrictions and any agricultural valuation. A local land and ranch agent can pull recent comparable sales and walk the property with you before you make an offer.

What kinds of ranches for sale in Comal County TX come on the market?

Most rural listings are small acreage tracts and homesites, often from a few acres up to a few dozen. Larger Hill Country ranches with views, oak cover and internal roads do come up, especially around Canyon Lake and in the western part of the county.

Is there Comal County TX hunting land for sale?

Recreational tracts that can support hunting do come up, mostly on larger acreage away from the I-35 corridor. Before you buy, check the acreage, any neighborhood or deed restrictions and Texas Parks and Wildlife rules, because many smaller tracts in this fast-growing county are not suited to hunting.

Can I buy farm in Comal County TX property with an ag exemption?

Farm and ag-valued tracts are listed in the county, and some sellers advertise an existing agricultural valuation. Confirm the valuation's history and the use requirements with the Comal Appraisal District before closing, because a change in use can trigger rollback taxes.

What lakes and rivers are in Comal County?

Canyon Lake, a large reservoir on the Guadalupe River northwest of New Braunfels, is the main lake. The Guadalupe and the spring-fed Comal River run through the county and are known for tubing, paddling and fishing.

How far is Comal County from San Antonio and Austin?

New Braunfels is about 32 miles from San Antonio and about 48 miles from Austin by way of I-35. Drive times from the rural western side of the county are longer and depend on which farm-to-market road you take.

Which school districts serve Comal County?

Comal ISD and New Braunfels ISD serve most of the county, and both earned B ratings from the Texas Education Agency for 2025. Always check a specific property's district boundaries before you buy.

How long does land take to sell in Comal County right now?

Homes have been averaging several months on market in 2026, and undeveloped land listings have generally moved faster than that. Well-priced tracts with good access, water and views still draw interest quickly.

How do I sell my ranch in Comal County TX for the right price?

Start with a broker's opinion of value based on recent nearby sales, not countywide averages. Small differences in road frontage, water, views and restrictions can move value a lot here. Good photos, aerial footage, a current survey and clear ag-valuation records all help a buyer act with confidence.

Why work with a land broker in Comal County TX instead of a general agent?

Rural land in Comal County involves things a typical home sale does not, such as wells and septic systems, easements, Edwards Aquifer rules in some areas, ag valuations and subdivision restrictions. A land and ranch broker who knows those issues can price a tract accurately and screen buyers who are actually qualified for acreage.
